ByteDance acquired land in Beijing again, bringing its three transactions this year to over 8.7 billion yuan.
This marks the third time ByteDance has acquired land in Beijing this year.
On September 21, Beijing Yunrui Changshi Technology Co., Ltd. won the bid for plot OS-15 in the southern area of Olympic Park, Chaoyang District, Beijing, at the reserve price of 2.613 billion yuan. Business registration information shows that the company is wholly owned by Beijing Zitiao Network Technology Co., Ltd., and the controlling entity after equity penetration is Douyin Group (Hong Kong) Co., Ltd.
According to the Beijing Municipal Public Resources Trading Service Platform, the plot of land is located in the Asian Games Village Subdistrict of Chaoyang District, with a construction land area of approximately 22,400 square meters and a building control scale not exceeding 91,700 square meters. Its intended use is commercial and financial land. Based on the maximum building scale, the transaction price per square meter of floor area is approximately 28,500 yuan, excluding subsequent construction costs.
In February of this year, a subsidiary of ByteDance won two land parcels in the Haidian Lanjing Lijia land acquisition project for 2.8 billion yuan; in March, it acquired a research and development land parcel in the third phase of the Xueyuan Road Dongsheng Science and Technology Park for approximately 3.305 billion yuan. The total value of the three transactions exceeded 8.7 billion yuan, corresponding to a land area of approximately 110,800 square meters and a planned building area of approximately 316,500 square meters.
OS-15 is explicitly identified as a primary land development project in its official name; Lanjing Lijia is a plot of land offered for sale after land acquisition and urban renewal; Shuangquanbao is a research and development land subject to negotiated transfer with industry access conditions. In all three transactions, ByteDance is the land use right transferee, responsible for subsequent construction and use, and not the party undertaking primary development work such as expropriation and demolition.
The three plots of land also have different uses.
Lanjing Lijia is located next to Fangheng Plaza and Zhongkun Plaza, which are already used by ByteDance, in the Dazhongsi Pilot Zone of the Artificial Intelligence Innovation Street. The "Douyin Group Digital Economy Industrial Park and Supporting Projects" are listed in Beijing's 2026 Key Projects Plan. This plot of land is closer to an extension of ByteDance's existing office cluster.
The Shuangquanbao plot has a planned building area of approximately 128,000 square meters and is designated for research and development. The negotiated land transfer plan requires interested parties to align with Beijing's "Ten High-Tech Industries" and sets thresholds for revenue per unit area and fiscal contribution. The Xueyuan Road area, where the plot is located, is home to numerous universities and research institutions, making it more suitable for long-term R&D activities; however, no official information has yet been released regarding specific teams that will be moving in.
The newly acquired Olympic Park plot is designated for commercial and financial use, and public documents do not set the same industry access conditions as those for Shuangquanbao. The plot can accommodate office, business, and supporting functions, but whether it will ultimately be used for headquarters functions, a commercial team, or other businesses remains to be disclosed.
ByteDance has been continuously increasing its investment in artificial intelligence in recent years.
The company established the Seed large-scale model team in 2023 and released the Seed 2.1 model in June 2026, providing services to individual and enterprise users through Doubao and Volcano Engine. Large-scale model development, consumer products, and enterprise services all require collaboration among technology, product, and commercialization teams. Owning its own campus helps to concentrate personnel and customize office and R&D environments.
The adjustment in the office building market has also provided a window for technology companies to acquire assets. CBRE data shows that in 2025, the average rent for office space in Beijing will decrease by 10.7% year-on-year, with self-occupancy purchases by companies becoming a significant driver of property transactions. However, the decline in rents has also increased the attractiveness of leasing options, while acquiring land and building independently still requires upfront capital investment and a longer construction period.
The continuous land acquisitions further demonstrate ByteDance's desire to establish a stable long-term office and R&D space in Beijing. From the Dazhongsi office cluster and the Xueyuan Road R&D site to the Olympic Park business plot, ByteDance is forming a self-owned space layout with differentiated uses. The specific businesses it will house still await further planning and company information disclosure.
