Taikoo Li, touted as the largest in mainland China, will open in phases next year.
On September 21, Swire Properties announced that the structural topping-out of the first phase of the Xi'an Taikoo Li complex has been completed. The project is expected to achieve overall structural topping-out in early 2027, and will be completed and delivered in phases later in 2027, opening gradually.
Xi'an Taikoo Li is a joint development by Swire Properties and Xi'an Chenghuan Cultural Investment and Development Co., Ltd., a state-owned enterprise under the Qujiang New District Management Committee. Located in the Xiaoyanta historical and cultural area of Xi'an, the project has a total gross floor area of approximately 269,000 square meters, including retail, hotel, and serviced apartments.
According to Swire Properties, this is its largest Taikoo Li project in mainland China to date.
The project continues the low-density, open-air streetscape of Taikoo Li, and plans to introduce nearly 500 retail brands, as well as "Home Inn" branded hotels and serviced apartments.
The Xi'an project is part of Swire Properties' new round of expansion in mainland China.
In 2022, the company announced a HK$100 billion investment plan over the next ten years, with HK$50 billion earmarked for mainland China. As of the end of June 2026, approximately 70% of the total investment plan had been secured, with over 90% of the investment in mainland China already implemented.
Currently, Swire Properties has six completed mixed-use projects in mainland China, with a total gross floor area of approximately 1.3 million square meters. Seven other projects are under development, including Xi'an Taikoo Li, Beijing Taikoo Fong, the Sanya project, Lujiazui Taikoo Yuan, the expansion project of Qiantan Taikoo Li, and Guangzhou Julongwan Taikoo Li. The company previously stated its goal of doubling the total gross floor area of its mainland properties by 2032.
This expansion will further extend Swire Properties' project footprint from Beijing, Shanghai, Guangzhou, and Chengdu to cities such as Xi'an and Sanya, and the project types will expand from core business district complexes to historical and cultural blocks, waterfront commercial areas, and tourism and resort-style commercial areas.
Xi'an Taikoo Li's integration of commercial development into the Xiaoyanta historical and cultural area represents a new attempt in its urban renewal projects.
According to Swire Properties, in the first half of 2026, its retail sales in mainland shopping malls increased by 23% year-on-year, and rental income from retail properties increased by 13% to HK$2.572 billion.
Whether Xi'an Taikoo Li can maintain the operational performance of the existing project still depends on subsequent investment attraction, brand mix, and actual customer traffic after opening.
