US housing market "trades price for volume": August new home sales hit a new high for the year, while home prices saw their biggest drop in over a year.
Driven by price cuts and sales incentives, U.S. new home sales saw their fastest growth this year in August, indicating that such measures are helping to ease the housing burden on homebuyers.
Data released by the U.S. government on Thursday showed that new single-family home sales rose 6.4% month-over-month in August, reaching an annualized rate of 684,000 units. This performance far exceeded the median forecast of 616,000 units from economists.
Meanwhile, the median home sales price fell 5.8% year-over-year to $393,700, marking the largest year-over-year decline since July 2025.
While the rebound in August sales reflects builders' continued efforts to stimulate demand through price reductions, this upward trend may be temporary. Since then, mortgage rates have climbed to over 7%, a more than two-year high; meanwhile, current home prices are still about 20% higher than pre-pandemic levels.
Homebuilders have long relied heavily on sales incentives, including free renovations and upgrades, mortgage rate discounts, and are beginning to offer more direct price reductions. Nevertheless, the industry continues to face increasing challenges.
Real estate giant Lennar Corp. points out that competition between them and existing homeowners is intensifying, particularly in large markets like Florida and Texas, where it's becoming increasingly common for existing homeowners to lower their asking prices.
Lennar CEO Stuart Miller said on last week's analyst call, "When existing home sellers lower their prices, they are directly competing with us for customers. Our response to this is one of the key reasons for the current promotional discounts and pricing dynamics."Risk Warning and DisclaimerInvesting involves risk; please exercise caution.
